Your Mortgage Document Checklist

Getting your financial documents in order is a crucial first step toward securing your home loan. Providing these items upfront allows us to get a complete and accurate picture of your finances, ensuring we can find the absolute best loan program for you and move your application forward smoothly.

Please use this guide to gather the necessary items for your planning session.


## 1. Income & Employment

This information helps us verify your employment history and your current, stable income.

  • Pay Stubs: Your most recent, consecutive pay stubs covering a 30-day period.
  • W-2s & Tax Returns: Your W-2 forms and complete personal federal tax returns (all pages and schedules) for the last two years.
  • For Business Owners: If you own 25% or more of a business, please provide your complete corporate/partnership tax returns for the last two years, including all schedules and K-1s.
  • Other Income: If you receive retirement, disability, or social security income, please provide the most recent year’s award letters.

## 2. Assets

These documents show you have the necessary funds for a down payment and closing costs.

  • Bank & Investment Statements: Complete statements for the last two months for all accounts holding funds you will be using for this transaction. This includes checking, savings, 401(k)s, IRAs, stocks, etc.
    • Note: Underwriters require all numbered pages of each statement, even if a page is blank.

## 3. Personal Information & History

  • Identification: A clear copy of your driver’s license and Social Security card.
  • Residency History (if applicable): Names and contact information for your landlords for the last two years.
  • Employment History (if applicable): Names and contact information for any employers from the last two years not reflected on your W-2s.

## 4. Special Circumstances (If Applicable)

  • Divorce or Separation: Please provide a complete copy of your divorce decree or separation agreement.
  • Bankruptcy: If you have had a bankruptcy in the last three years, please provide all filing and discharge paperwork.
  • Recent Graduates: If you have graduated in the last two years, please provide a copy of your diploma or transcripts.
  • For VA Loans: Please provide your DD-214 and Certificate of Eligibility (COE).

## 5. For Current Homeowners

If you currently own one or more properties, please provide the following for each:

  • Most recent mortgage statement
  • Current homeowner’s insurance declarations page
  • Most recent property tax bill
